SOUTH TURKEY TRACK RANCH
First time offering of this large southeastern New Mexico Ranch that has been under the same
family ownership for over 50 years. Located approximately five miles east of Artesia, New
Mexico along and on both sides of U.S. Highway 82, the ranch is comprised of 250 deeded
acres, ±25,600 private lease acres (nominal lease fee), 45,260 New Mexico State Lease acres,
and 60,818 acres of Federal BLM Lease acres. The grazing capacity is set at 1,600 A.U.'s
yearlong by the Bureau of Land Management. The operation is conducted from one headquarters
complex and two cow camps.
The ranch is divided by U.S. Highway 82, which is a paved two lane highway between Artesia,
New Mexico and Lovington, New Mexico. Approximately 71,000 acres is situated south of
Highway partitioned into six larger pastures and several smaller holding traps. One camp is
located south of the highway. The remainder of the ranch along with the headquarters and one
camp are situated on the north side of Highway 82. Livestock and domestic water is provided to
the ranch by 14 wells, water pipelines, numerous surface tanks and playa lakes.
The headquarters and one cow camp are located north of the highway. The headquarters is
located approximately three miles north of the highway. Access to the headquarters is paved. The
northern portion of the ranch is partitioned into four larger pastures along with five smaller
pastures and holding traps in the vicinity of the headquarters. The headquarters improvements
consist of one main residence, two smaller residences, a large metal building that is portioned
into a large kitchen, bunkhouse, and maintenance shop and storage. The primary set of livestock
working pens is located at the headquarters.
There is considerable oil and gas activity located within the center of the ranch primarily along
and on both sides of U.S. Highway 82. The activity includes producing wells, tank batteries,
pipelines and new production. There is significant public access from oil field related roadways
along with county roadway. The ranch is compensated for any surface damage that occurs on the
private and state lease land that is within the boundaries of the ranch.
The South Turkey Track ranch is a large desert type ranch that is as reasonably priced as
anything that is offered on the current ranch real estate market. The asking price is $3,500,000.00
