The Jackson Ranch
The Jackson Ranch is located approximately 40 miles northwest
of Roswell, NM all within Chaves County. Roswell has a current
population of approximately 50,000 people and can provide all
the goods and services necessary to operate the ranch. The ranch
is accessed by paved U.S. Highway 285, north from Roswell, then
west on Stargrass Road, a Chaves County maintained roadway. The
ranch is comprised of 800.00 á „eeded Acres, 6,918.31 New Mexico
State Lease Acres and 320 Federal BLM Acres. Total acres =
8,038.32 (12.56 Sections).
The grazing capacity of the ranch is owner-controlled and
estimated to be between and 175 and 200 animal units on a
yearlong basis. The terrain of the ranch has excellent turf
cover with very little waste land. There are several draws that
provide overflow areas and significant water holes during
periods of rainfall runoff, which enhances the grazing capacity
of the ranch. The major draws are the Macho and Four Mile.
The ranch is partitioned into four pastures ranging in size from
approximately 480 acres to 3,800 acres. All have permanent water
provided by two wells along with an extensive buried water
pipeline system that is all functional. Livestock water
distribution is good. The wells range in depth from 575 to 750
feet deep. The headquarters well is equipped with an electric
submersible pump. The North Well is equipped with a submersible
pump powered by a portable generator.
All structural improvements are located at the headquarters with
good access from Stargrass Road, which is a Chaves County
maintained roadway. The improvements are comprised of one
residence, metal feed barn, shop, livestock sheds and corrals,
all in serviceable condition. Electricity and hard line
telephone service is to the facilities. Electricity is provided
by Eastern New Mexico Electric Cooperative. Telephone service is
provided by Qwest and is local call to Roswell, NM, the primary
trading center.
The residence is two story comprised of approximately 1900
square feet to include a master bedroom, a loft bedroom, kitchen
dining area, den, and one bath. The residence is over 50 years
old, but has been completely remodeled inside. The residence is
all electric with pellet stove.
The livestock working facilities are located at the
headquarters. Construction is welded pipe uprights with
galvanized metal side panels. The design incorporates sorting
pens, sorting alley, loading chute, crowd land and squeeze
chute. The facility is functional and in good condition.
The terrain of the ranch varies from nearly level to gently
rolling grass covered hills. There is a variety of grasses to
include blue, black and sideoats grama, tobosa, three awn and
giant sacaton. The climate is semi-arid with an annual rainfall
of approximately 12 to 14 inches. Included in the annual
rainfall is significant snowfall that may occur during winter
snow storms. Winters are generally open with any snowfall not
remaining on the ground for any length of time. Winter
temperatures will generally fall below freezing at night, but
daytime temperatures are generally above freezing and very
comfortable. Sumer temperatures occasionally will be above 100
degrees. The growing season is approximately 180 days long from
the first of April until the middle of October.
The Jackson Ranch is a productive ranch unit with excellent
turf and grass cover. The open and gentle terrain allow for ease
of access to all areas of the ranch. This is one of the most
productive ranch units in this part of New Mexico.
