Description: |
The Little
Cowboy Ranch is as
productive as any ranch in
the immediate area. An
excellent turf provides for
a variety of forage with
little or no wasteland. The
Cowboy Draw and Little
Cowboy Draw traverse the
ranch form the northwest and
west to the east. The ranch
is partitioned into one
large pasture and one small
trap in the vicinity of the
pens. The livestock and
domestic water is provided
by two wells along with a
buried pipeline. The well at
the pens is equipped with an
electric submersible pump.
The North Well is equipped
with a solar pump. In
addition to the permanent
water sources there are
several large earthen tanks
that catch and store
rainfall runoff. These
earthen tanks, when
containing water, are
utilized by both livestock
and wildlife. Some of the
tanks when filled to
capacity will hold water
yearlong. |
|
|
Improvements: |
The
improvements are minimal
consisting of one set of
pens located on the
south-central boundary of
the ranch. The pens have
been partially constructed
but are functional with the
use of portable panels.
Buyers will have the
opportunity to design
facilities according to
their needs. |
|
|
Terrain: |
The terrain
is considered to be gently
rolling to nearly level.
Cowboy Draw and Little
Cowboy Draw are the primary
drainages through the ranch.
Both provide overflow areas
than enhance the grazing
capacity. Along the draws
several earthen tanks have
been constructed to catch
and store rainfall runoff.
The primary grasses include,
but are not limited to
several varieties of grama
grass to include blue, black
and sideoats grama with
tobasa grass and galleta in
the draws and drainages. |
|
|
Climate: |
The climate
in the general vicinity is
considered to be semi-arid.
Annual precipitation is
estimated between 12 and 14
inches. The annual
precipitation includes
several inches of snowfall
that occur in several snow
events during the winter
months. Winters are
generally open with
occasional periods of
subfreezing temperatures.
The elevation of the ranch
is approximately 4,600 feet. |
|
|
Wildlife: |

Comments: |
The terrain
allows for easy access and
management to all areas.
This is one of the most
productive ranches in the
area with a solid grass turf
throughout the property. It
is one of the few ranch
properties in the area that
will run the allotted
grazing capacity.
Improvements are left to the
Buyers desires and needs.
