Location: |
Approximately 50 miles
northwest of Roswell, New
Mexico, along and on both
sides of the Lincoln/Chaves
County line. |

Access: |
The Gallo
Ranch may be accessed by
traveling north from
Roswell, New Mexico on U.S.
Highway 285 for
approximately 25 miles to
the intersection of Starr
Grass Road, then turning
west for approximately 22
miles to the ranch
headquarters. Access is
considered good. |

Description: |
The Gallo
Ranch is a contiguous tract
of native grass rangeland
that is boundary and
partition fenced into four
primary pastures and two
smaller holding traps near
the headquarters. The
headquarters improvements
include a primary residence,
mobile home, large barn,
working pens with scales and
loading chute. Livestock and
domestic water is provided
by four wells and
approximately 13 miles of
buried pipeline. The well
depths vary from 350 feet to
800 feet deep. Each pasture
has multiple permanent water
locations for livestock and
wildlife use. |

Terrain: |
The general
terrain is described as
limestone hill country with
intermittent draws and
canyons. The two most
prominent drainages are the
Gallo Draw, which runs
through the center of the
ranch and the Cowboy Draw,
which runs through the
northeast corner of the
ranch. The Gallo Draw has
significant overflow areas
that have large areas of
giant sacaton, which
enhances the grazing
capacity of the ranch. The
primary grasses in the area
include black, blue and
sideoats grama, tobosa,
plains lovegrass and three
awn. |

Climate: |
The climate
in the general area is
semi-arid. The average
annual rainfall is estimated
to be approximately fourteen
inches, which typically
includes several inches of
snowfall during the winter
months. Most precipitation
falls during the months of
July, August and September
in the form of
thundershowers and
thunderstorms. The growing
season is estimated to be
between 160 and 180 days in
length from the middle of
April to the middle of
October. The elevation of
the ranch varies from 4,300
feet on the east end of the
ranch to approximately 4,750
feet on the west end. |

Improvements: |
All of the
structural improvements are
located at the headquarters.
There primary residence
(3,000 ± square feet with
three bedrooms and two
bathrooms in fair condition.
One single-wide mobile home,
large wood frame barn, hay
barn, and pipe corrals with
livestock scales. |

Wildlife: |
Excellent
wildlife habitat throughout
the ranch. Species include
mule deer, antelope and
audad (Barbary) sheep. |

Broker Comments: |
This ranch
at the present time is in
drought condition because of
a lack of significant
rainfall during the past two
growing seasons. However the
Gallo Draw has run several
times, flooding the large
amount of giant sacaton in
the overflow areas. This
feature allows the ranch to
maintain a significant
amount of animal units on
the overflow areas and
resting other areas of the
ranch. Basically, with this
asset, the ranch is more
drought resistant than most
ranches in the area. |
