The Caldwell Ranch consists of a two noncontiguous tracts of native grass rangeland separated by lands belonging to other ownership. The ranch property is located approximately 20 miles northwest of the small community of Elida, New Mexico, all within Chaves County. The two tracts are approximately 2.5 miles apart as the crow flies, and sixteen road miles apart. Access to both tracts is good by maintained Chaves County Roadways. The north tract is referred to as the Cothern Place and the southern tract is known as the Rippee Place.

The Cothern Place is comprised of approximately 2,500 ±deeded acres that is partially fenced. Livestock water on the fenced portion is furnished by one well and buried underground pipeline. The Cothern Place can be accessed by Tinnie Road, a Chaves County maintained roadway.

The Rippee place is located approximately 2.5 miles southeast of the Cothern Place as the “crow flies’’. The Rippee Place, by public roadway, is approximately 16 miles from the Cothern Place. The boundary of the Rippee Place is mostly fenced and is comprised of 4,700 ± deeded acres and 640 acres of New Mexico State Lease acres. It is a contiguous tract of ground fenced into three larger pastures and one smaller holding trap. Livestock water is provided by two wells, one equipped with an electric submersible pump and the other with a solar powered pump. The well depths are unknown but typical depths in the area vary from 100 feet to 200 feet deep.

The Breaks Pasture, which is on the south end of the Rippee Place, has no permanent water source, but several earthen tanks are strategically located in the pasture for utilization by livestock and wildlife. The earthen tanks have just been cleaned and reworked. They are considered to be seasonal, but when they catch water will hold for a substantial amount of time. Ranch management has utilized this pasture when there is water available.

The Caldwell Ranch is located in some of the better ranch country in New Mexico. The climate and rainfall are conducive to year around cattle production on native forage. The ranch has a variety of terrain and vegetation. It is not often that ranches in this immediate area are offered for sale.
