The Turkey Track Ranch


First time offering of one of the largest cattle ranches within the state of New Mexico. The historic Turkey Track Ranch, once owned by Cap Mossman, the famous lawman, has been under one family ownership for over 70 years. The ranch is situated in three southeastern New Mexico counties and encompasses over 253,000 acres. The ranch extends from the Pecos River Valley on the ranch's western boundary for over 40 miles to above the "Caprock Escarpment" in Lea County. The acreage includes, 37,000 +/- deeded acres, 167,625 federal BLM lease acres and 48,800 NM State lease acres. The grazing capacity is set by the BLM at over 3,000 AUYL. The ranch is operated from a headquarters located above the Caprock in Lea County and three additional cow camps all complete with living facilities and working pens.

Access to the ranch is provided by State Highway 249 going east from Hagerman, New Mexico across the Pecos River. The ranch runs adjacent to the highway for approximately 15 miles. Highway 249 provides access to two of the Cow Camps. The King Camp is located in the northwest area of the ranch approximately one mile north of the highway. Vest Camp is located in the northeast portion of the ranch approximately six miles north of the highway.

The headquarters is located on top of the Caprock within Lea County on the east end of the ranch. Access is by State Highway 249. The headquarters is less than one mile west of Highway 249. The headquarters improvements have all been constructed new within the past five years to include two modular homes, pipe corrals and barns.

The pasture design includes 17 larger pastures and numerous smaller pastures and traps. Livestock water is provided by approximately 30 serviceable wells and approximately 45 miles of buried pipeline. The wells typically range in depth from 100 feet to 300 feet in depth. There are a couple of wells above the Caprock that have a pumping capacity of over 25 gallons per minute. These wells supply the water to the majority of the buried water pipeline through out the ranch. In addition there are numerous large earthen surface tanks scattered throughout the ranch, which catch and store rainfall runoff.

This is a one of kind offering. There are very few opportunities to acquire a large western cattle ranch at such a reasonable price. The diversity of the ranch is unique, which varies between high desert lowlands to the tight grama grass turf in Lea County.
