Location: Fifty miles northwest of Roswell, New Mexico all within Chaves County.
   
Access: State Highway 246 west from Roswell approximately 40 miles then north on Brown Lake Road for approximately 8 miles to the ranch headquarters.
   
Grazing Capacity: The grazing capacity of the ranch set by a Section 3 BLM grazing permit for 164 Animal Units Yearlong.
   
Description: South Brown Lake Ranch is nicely improved cattle ranch. An excellent turf provides for a variety of forage. The Middle Arroyo Draw traverses the ranch along the ranch’s western boundary. The ranch is partitioned into one large pasture and one small horse trap in the vicinity of the headquarters. The livestock and domestic water is provided by three wells, one of which is a shared well, along with approximately six miles of buried pipeline. Livestock water distribution provides for consistent utilization of the entire ranch unit. In addition to the permanent water sources there are several earthen tanks that catch and store rainfall runoff. Terrain: The terrain is considered to be gently rolling to nearly level. Middle Arroyo Draw and Rock Tank Draw are the primary drainages on the ranch. Both provide overflow areas than enhance the grazing capacity. The primary grasses include, but are not limited to several varieties of grama grass to include blue, black and sideoats grama with tobasa grass and galleta in the draws and drainages.
   
Climate: The climate in the general vicinity is considered to be semi-arid. Annual precipitation is estimated between 12 and 14 inches. The annual precipitation includes several inches of snowfall that occur in several snow events during the winter months. Winters are generally open with occasional periods of subfreezing temperatures. The elevation of the ranch is approximately 4,600 feet.
   
Wildlife: Wildlife species located within the boundaries of the property include desert mule deer and quail. There are several species of fur bearing animals to include coyote, bobcat, and grey fox. Hunting may be controlled on the deeded land.
